As per the latest Propertymark survey to the end of January 2025, using data provided by Agents across the United Kingdom, Tenant demand saw a significant rise in January 2025 compared to the previous 3 months. The average number of new property instructions per branch saw another climb in January 2025 with the average number of properties available for rent staying broadly static during the same period.
Overall, Propertymark reports that demand continues to outstrip supply, with around 9 new applicants registered for each available property in January 2025. Data shows that rents also stayed broadly static across all nations compared to the previous month.
The Renters’ Rights Bill continues to be the main topic of conversation in the Lettings industry, as it makes its way through parliamentary process. It will begin its Lords Committee Stage on the 22nd April 2025. The Committee stage is expected to conclude on the 14th May 2025 (these are provisional dates and may be subject to change)

After the Committee Stage, the Bill will proceed to the Report Stage, which is likely to conclude before summer recess in July. This would mean that the Royal Assent for the Bill could be in the Autumn.
