In this Month’s ponderings we were planning to let you know how far the Renters (Reform) Bill had progressed through the parliamentary process. The Bill was in the House of Lords awaiting the Committee stage. Whilst it still had a few stages to go through, things did seem to be progressing.

However, as I am sure you are all aware, towards the end of May, Rishi Sunak called a general election for this summer. This meant that, before Parliament dissolved on the 30th May 2024, there was what’s called a “wash up” period, where the UK Government and the official opposition agreed privately on which Bills would make it through to the statute book, and which would not.

Propertymark, (whom Bletsoes are a member of) understand from the Lords Whips’ office that the Renters (Reform) Bill will be dropped and will not go any further in the legislative journey.

If this is the case then this will be very frustrating for landlords, agents & tenants alike, as there have been months of planning and negotiations to shape the Bill to create something which all interested parties could work with.

There will be a lot of uncertainty as to how a new Renters (Reform) Bill might take with the next UK Government, if it is introduced at all. However, the Bill will have to start from the beginning and will again be debated and discussed fully before reaching its final stages.
